thorough tenant screening

We don’t hand out keys for rental properties, we personally escort prospective tenants to your property.   Prospective tenants are required to complete a detailed application form providing rental, work and personal references along with identification and information.   All references are carefully checked as well as being screened through tica (tenancy default database, recording bad tenants).

property inspections

Property inspections are carried out meticulously, with detailed internal and external examinations and superior reporting.   The first inspection is carried out within just 6 weeks of a new tenancy to ensure that everything is in order and then every three months thereafter.

rent collection

All tenants are given the choice of paying by direct debit or by pay-in books, which are issued to pay directly into our trust account.   Proven systems are used daily to monitor rental payments with immediate action taken to minimise arrears.   Please note we have zero tolerance for  rental arrears.

maintenance

We contact you prior to any maintainence being carried out.   The only exception being after hours emergencies.   All our contractors are professional licensed tradespeople with all the necessary qualifications and insurances.

accounting

Rents collected are disbursed fortnightly and paid directly into your bank account.  A fully itemised statement is sent to you with the original tax invoices.   We also provide an end of year financial statement for accounting purposes.

regular rent reviews

Rental returns are regularly reviewed to keep in line with the current market trends.

new tenant replacement

Prior to your property becoming vacant we endeavour to find a replacement tenant to ensure a smooth transition between tenants.
