From today, 1st May 2025, important changes to Queensland’s rental laws officially come into effect. These reforms to the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) aim to improve consistency, transparency, and privacy protections across the rental sector.

📄 Standardised Rental Application Forms

Rental applications must now be completed using prescribed government forms

  • Form 22 for general tenancies
  • Form R22 for rooming accommodation

Property managers and landlords are no longer permitted to request excessive or unnecessary personal information. This change supports fairer and more transparent application processes.

🚪 New Entry Restrictions

  • The minimum notice period for most property entries has increased from 24 hours to 48 hours.
  • Once a Notice to Leave (Form 12) or Notice of Intention to Leave (Form 13) is issued, entry is limited to two times per 7-day period.

These changes better balance access needs with a tenant’s right to privacy.

🛠️ Requests for Modifications and Fixtures

Tenants may now request to install fixtures or make minor structural changes using a new prescribed form.

  • Lessor responses must be provided within 28 days.
  • Requests can be refused, but the refusal must not be unreasonable.

This process ensures clearer communication and more consistent outcomes for modification requests.

New obligations now apply to the way tenant information is collected, stored, used and disposed of.
